House-Hacking and Investment Fundamentals for Beginners

By Thao DP Nguyen3 min read

House-hacking lets you live in one unit and rent the others, which can offset your housing cost. Here is how beginners can approach a duplex, triplex or fourplex.

House-hacking means buying a small multi-unit property, living in one unit and renting out the others. Done carefully, tenant rent can offset your own housing payment, which is why this strategy appeals to young professionals who want to start investing while still having a place to live.

It is not risk-free, and it takes planning. Here are the fundamentals.

How House-Hacking Works

You purchase a duplex, triplex or fourplex (two to four units), move into one, and rent the rest. Because you occupy the property, you may qualify for owner-occupant financing, which often has lower down payment requirements than loans for pure investment properties.

Common approaches include:

  • Living in one unit of a duplex, triplex or fourplex
  • Renting extra rooms in a larger single-family home, where rules allow
  • Buying a home with a legal accessory dwelling unit (ADU) and renting it or the main house

Make sure any additional unit is permitted and legal. Unpermitted units can create financing, insurance and safety problems.

Low Down Payment Loan Options

Several loan types allow owner-occupants to buy one- to four-unit properties with modest down payments. For example, FHA-insured loans can allow as little as 3.5% down on a one- to four-unit home you will occupy, and some conventional programs allow low down payments as well. VA loans can also be used for eligible veterans on up to four units when they occupy one.

Programs, limits and rules change, so confirm current details with your lender. Multi-unit homes in Orange County often exceed standard loan limits for single homes, so your lender can explain which limits apply.

A Hypothetical Example

Consider a fourplex priced at $1,600,000 for illustration. A 3.5% down payment would be $56,000, before closing costs and reserves. Now imagine three rented units bringing in $2,800 each, or $8,400 per month. If your total monthly cost of ownership (loan payment, taxes, insurance, maintenance and reserves) were $10,500, your net housing cost would be $10,500 minus $8,400, or $2,100 per month.

This is only a hypothetical. Actual rents, vacancies, repairs and loan terms will differ, and lenders have their own rules about how much rental income they count toward your qualifying.

What to Evaluate Before You Buy

  1. Rent comparables: confirm realistic rents using nearby listings
  2. Condition: request inspections for each unit, plumbing, roof and electrical
  3. Expenses: include vacancy, maintenance, insurance, taxes and any utilities you cover
  4. Reserves: plan for repairs and an empty unit
  5. Local rules: research rent regulations, permit requirements and any city landlord rules

Be a Responsible Landlord

Living next to your tenants changes the relationship. Use a written lease, screen applicants with consistent, objective criteria, and follow Fair Housing laws in advertising and selection. California has specific landlord-tenant requirements, so consider speaking with a qualified attorney or property manager before you rent.

Plan Your Next Moves

House-hacking can be a stepping stone. After the required occupancy period, some owners move out and keep the property as a rental while buying another home. Others stay for years and build equity. Whichever path you choose, track your numbers monthly so you know whether the plan is working.

  • Keep separate records and a dedicated account for the property
  • Review rents annually against the market
  • Revisit your goals as your income and family situation evolve
