How to Read and Understand Local Market Reports

By Thao DP Nguyen3 min read

Inventory, days on market, and absorption rate can tell you who holds the leverage in a negotiation. Here is how Orange County buyers and sellers can read them.

A market report can look like a wall of numbers. Behind them is a simple story: how many homes are for sale, how fast they sell, and who has more room to negotiate.

Whether you plan to buy or sell in Orange County, a few metrics will do most of the work for you.

Start With Inventory

Inventory is the number of homes actively for sale in an area. More homes usually means more choice for buyers; fewer homes usually gives sellers more attention. By itself, though, a raw count can mislead, because a large city and a small one are not comparable. Always look at inventory alongside how quickly homes are selling.

Days on Market Shows Momentum

Days on market (DOM) measures how long listings take to sell. Short DOM suggests demand is strong, and longer DOM suggests buyers have time to compare and negotiate.

Two cautions:

  • Averages can be skewed by a few unusual listings, so look at the median when available.
  • Compare similar property types. A condo, a single-family home, and a luxury estate often move at different speeds.

Absorption Rate Translates Everything

The absorption rate (often shown as months of inventory) tells you how long it would take to sell all current listings at the recent pace. The formula is simple:

Months of inventory = active listings divided by homes sold per month.

For example, in a hypothetical neighborhood with 300 active listings and 100 sales per month, there are 3 months of inventory. Real markets are more complicated, but a rough rule of thumb is that lower months of inventory tends to favor sellers, and higher tends to favor buyers. Treat any cutoff as a guideline, not a rule.

Turn the Numbers Into Leverage

Here is how to put the data to work:

  1. Buyers: If homes are lingering and months of inventory are rising, you may have room to ask for repairs, credits, or a more flexible timeline.
  2. Sellers: If homes are selling quickly with limited supply, pricing precisely and presenting well can help you attract strong offers.
  3. Both: Look at neighborhood-level and price-band data, not just countywide averages. Orange County has many distinct micro-markets.

Remember that a report describes the past. It helps you form a view, but it does not predict what a specific home will sell for.

Read the Fine Print

Check the report's date range, geography, and property types. A summary of the last 30 days may differ from the last 12 months, and neither tells you how a single listing compares. Ask your agent for comparable sales (comps) near your target home, adjusted for size, condition, and features.

Common Pitfalls When Reading Reports

Even experienced buyers and sellers misread data now and then. Keep these in mind.

  • Small samples. A month with only a handful of sales can swing wildly, so look at several months together.
  • Mixing property types. Combine condos and houses and the numbers may not describe either one well.
  • Chasing headlines. One dramatic percentage rarely tells the whole story of your street.
  • Ignoring condition. Two homes with the same size can sell very differently based on updates, location, and presentation.

When in doubt, pair the data with a conversation about the specific home you want to buy or sell.
